Why Pool Builds Run Late — And What We Do About It

I'll be honest. Some pool builds run late. Ours included, occasionally.

The Brisbane pool industry has a bit of a reputation for blown timelines, and it's not always undeserved. But after 20 years of doing this, we've narrowed down what actually causes delays — and built our processes to avoid most of them.

Here's the reality.

The five things that genuinely cause delays

1. Weather. Brisbane gets serious rain. Storm season (Nov-Mar) can shut sites down for days. We don't pour concrete in the wet, we don't excavate in saturated ground, and we don't run electrical through standing water. If we're a week behind because of weather, that's the weather, not us.

2. Council and certifier delays. Most building approvals come back in 2-4 weeks. Some take 6. The slowest one we've ever had was 11 weeks because of an objection from a neighbour we'd already cleared. Out of our hands. We chase it constantly but we can't make it move faster.

3. Late client decisions on finishes. If the pebble-crete colour is still being decided when we're four weeks into the build, things start backing up. We always ask for finish decisions to be locked in by week two of the build at the latest.

4. Trade availability. The good crews are in demand. Tilers, electricians, fencers — every one of them is juggling multiple jobs. We've got steady relationships with our trades, which keeps us reliably scheduled, but occasionally something slips.

5. Material lead times. Salt chlorinators, specific tile finishes, custom-cut glass fence panels — anything ordered to spec can take 2-3 weeks. We order at contract signing to get ahead of this.

What we do to avoid delays

The biggest thing we do is over-communicate. You'll get a weekly update from your project manager — text, email, or call, your preference. If something's slipping, you hear about it the day we know, not at handover.

Specifically:

  • We lodge council applications within 48 hours of contract signing
  • We order custom materials at contract signing, not at week 4
  • We block trade dates on our calendar at the same time
  • We have a 14-day weather buffer built into every timeline
  • We don't book more concurrent builds than we can run properly

What you can do

Honestly? Make decisions quickly when we ask, and don't change your mind on finishes once they're locked. That's it. The rest is on us.

If finish indecision is genuine — say you're not sure between travertine or bluestone — tell us as early as possible. We'll bring samples, we'll mock things up, we'll help you decide. What we can't do is order three batches of different materials and let you choose at week 8.

The honest stat

Our average build runs 1.5 weeks longer than the original written timeline. Almost always weather. Some builds finish ahead. Some run 3-4 weeks late when something genuinely goes wrong (council, weather, supply).

What we won't do is promise an unrealistic timeline at sign-up to win your business. If your build needs 14 weeks, we'll tell you 14 weeks. If we hit 12, you'll be pleasantly surprised.

If timeline is critical

If you've got a non-negotiable deadline (a wedding, a baby, an interstate move), tell us at the site visit. We'll work backwards from your date, build in extra buffer, and tell you honestly whether it's achievable.
