How much does volcanic rock excavation cost on Tamborine Mountain?+
Honest answer: it depends on rock density, excavation depth and access. Hard basalt at full pool depth can require hydraulic rock breaker hire ($300–$500/day) for 5–10 days. Typical mountain rock excavation premium is $8,000–$18,000 above standard excavation — sometimes higher. We strongly recommend a soil bore test ($800–$1,500) before contract on any mountain block, so the rock factor is known and not estimated. If rock makes the build economically unviable, we'll tell you honestly at site visit.
Bushfire BAL rating is required on my mountain block. What does that mean?+
Most Tamborine Mountain blocks fall into BAL-12.5 or BAL-19 zones (Bushfire Attack Level). Pool builds in these zones require fire-rated equipment housing, specific fence spacing from vegetation, and sometimes embers-resistant fittings. Pools themselves can be bushfire-defence assets (water source for firefighters). BAL compliance typically adds $1,500–$4,000 to mountain builds depending on the BAL level. Required studies are included in the quote process.
How does pool water work with my rainwater tank and septic?+
Pool fill (typically 30,000–80,000 litres depending on size) is normally done from town water mains where available. On off-grid mountain properties, we coordinate water truck delivery (about $800–$1,500 per fill). Pool backwash water (regular maintenance) cannot enter septic systems — we install a separate backwash drain field at least 5m from the septic absorption area. All factored into the quote.
Mountain access is single-lane and steep. Can your equipment get up?+
Almost always yes — our standard excavators, concrete trucks and crane hire all work on mountain access roads. Tighter or steeper sections may require shorter delivery trips (smaller concrete batches) or specialised low-loader transport. We assess access at site visit and factor any premium delivery cost into the quote upfront. Worst-case crane lift over a house is around $5,000–$8,000 — rare but possible on extremely tight mountain blocks.
