Tamborine Mountain Pool Builder — Acreage Builds, Volcanic Rock, Properly Engineered
Tamborine Mountain is a completely different pool-building proposition to anywhere else in our service area. Acreage lots (often 1–2 hectares), volcanic basalt rock underfoot, no town water or sewage on most properties, bushfire BAL ratings on virtually every block, and a winding mountain road to get everything up there. We love these builds — they're proper projects — but they need realistic planning.
The geology is the headline. Volcanic rock at 1–2 metres on most blocks means rock hammering during excavation. We quote this as a transparent contingency, not a hidden "variation" later. We've handled basalt and rhyolite outcrops repeatedly and we'll do a soil bore test before quoting if there's any doubt.
Bushfire BAL is non-negotiable up here. BAL-12.5 to BAL-29 ratings are common, occasionally BAL-40+ on Tamborine south. We use BAL-rated materials throughout. Septic and rainwater-tank backwash discharge for the pool also need engineering — we manage all of that.

Why Mountain Builds Are Different
Rock contingency upfront. We'll quote a per-cubic-metre rock removal rate alongside the base price, so there's no week-three surprise.
Off-grid water management. No town water means tank top-ups for pool filling; no sewage means engineered backwash discharge planning. Both included in our scope.
BAL-rated everything. Fencing, equipment housing, pool surrounds — specified for your block's BAL rating before submission.
Mountain access logistics. Concrete trucks and crane lifts need to navigate the mountain road. We schedule deliveries with weather and traffic in mind.

The premium build experience
Approximately 60% of premium-package clients add the $11,890 integrated 2×2 spa upgrade given the lifestyle profile of these builds — the highest spa adoption rate in our range. Premium clients typically choose substantial decking, glass fencing, integrated landscape lighting, and (frequently) heat pump heating for year-round use — all of which we deliver under one Wahoo contract through our QBCC structural landscaping licence.
Each premium environment carries its own engineering
Bayside premium properties carry coastal-grade equipment specifications; mid-Brisbane sandstone outcrops affect excavation; acreage transitions involve retaining wall integration; mountain plateau sites carry off-grid water and power coordination. Our 20-year build history covers each of these environments comprehensively. The free site assessment is genuinely critical for premium builds — cost variability is highest in this segment, and a builder who can't tell you what your specific block will cost upfront probably hasn't done the work to know.
