Hidden Costs in Pool Quotes — What to Watch For

Most cost surprises in pool builds aren't really hidden. They're just buried in the fine print, and most clients don't read pool contracts the way they read phone bills.

Here's the actual list of things that turn up unexpected at week 8. Knowing them in advance is most of the battle.

The eight surprises that catch people most

1. Excavation overruns ('rock surcharge', 'difficult dig'). Some contracts specify excavation 'in standard soil only'. If we hit rock, clay, or buried fill, you pay more. Wahoo includes excavation regardless — but ask any other quoter.

2. Spoil removal. A 7×3m pool produces about 35 tonnes of dirt. Removing it can be $2,000-$4,000. Some quotes leave it 'on site for client to manage' which sounds free until you pay someone $2,500 to truck it away.

3. Council fees and permit costs. Plan-checking fees, lodgement fees, certifier sign-off fees, fencing certificate fees. These add up to $1,500-$3,000 depending on the council. Some quotes include them, some don't.

4. Switchboard upgrades. Pool equipment needs a dedicated circuit. Older Brisbane homes often need a switchboard upgrade for the new circuit ($800-$1,500). Some quotes include 'standard electrical' but exclude any upgrades required.

5. Paving variations. The included paving allowance might be 6m². Once you see the pool you'll usually want more — to match the deck, to make the BBQ area work, to extend the surround. Each extra m² is $130-$200 supplied and laid.

6. Coping upgrades. Standard concrete pavers come with most quotes. Real travertine or bluestone is an upgrade — and the difference is visible. The upgrade typically adds $1,500-$3,500.

7. Fence material upgrades. 'Pool fence included' usually means standard aluminium. Frameless glass is gorgeous but adds $4,000-$8,000.

8. Equipment upgrades during build. Decided you want a heater after all? Heat pumps and gas heaters are $4,000-$12,000 depending on type and size. Easier to order during build than retrofit.

What to ask before signing anything

For every quote, ask the builder to confirm in writing:

  • What's included in excavation? (Should be: any dig depth and soil condition for standard pool footprint)
  • What's included in spoil removal? (Should be: complete removal off site)
  • What's included in council fees? (Should be: all fees and certifier costs)
  • What's the paving allowance in m²?
  • What grade is the coping (concrete pavers / travertine / bluestone)?
  • What fence material is in the headline price?
  • What's the actual model of pump and filter?
  • What's the warranty period, and what does it cover?

A reputable builder will answer these in writing without hesitation.
