My North Lakes block has a body corporate / design covenant. What's the process?+
Most North Lakes blocks have an Architectural Review (AR) or body corporate approval requirement on top of council. The AR process usually takes 2–3 weeks and reviews things like pool placement, surround materials, fence style and equipment housing visibility. We've worked through North Lakes ARs many times and know what gets approved. We submit on your behalf if you want — just adds 2–3 weeks to total timeline.
Does Redcliffe salt spray actually damage pool equipment?+
Yes — within 1–2km of the bay, salt-laden air does shorten standard hardware life. We use marine-grade fittings (316 stainless or anodised aluminium) for fencing, gate hinges, ladder fittings and equipment housing on all bayside builds. Zodiac Titanium equipment is already corrosion-resistant. The marine-grade upgrade adds $400–$900 — worth it for Redcliffe blocks. Pool shells and pebble-crete aren't affected by salt air, so structural longevity isn't a concern.
My block is on the Pine Rivers floodplain. Can I still build a pool?+
Yes, but flood overlay blocks need a flood-resilient design. Equipment housing has to be raised above the flood plane, electrical above flood level, and sometimes the pool itself positioned to allow water flow through the property. Pool shell construction is unchanged. Flood-overlay builds typically add $1,500–$3,500 and 1–2 weeks to council process. We've done several Pine Rivers floodplain pools.
How does access typically work in North Lakes with the tight side gates?+
Most North Lakes side gates are around 1.2–1.5m, designed for standard suburban access. Our standard excavator fits through this comfortably. Tighter gates (under 1.2m) or no rear access at all may require crane hire ($1,500–$3,500) for equipment delivery and possible fence-removal-and-reinstate ($800–$2,500). We assess at site visit. Most North Lakes builds proceed normally.
