Logan City Council Pool Build FAQ

My block is in the Bushfire Hazard Overlay. Can I still build a pool?+

Absolutely — in fact pools can sometimes help with bushfire defence (water source for firefighters). The overlay doesn't ban pools, but it does require additional design considerations: fire-rated equipment housing, clear setbacks from vegetation, and sometimes specific fencing requirements. We've built many bushfire-overlay pools across Daisy Hill and Springwood. Typically adds $800–$2,000 to the build cost for the compliance items.

My block is sloping with rock under the surface. How does this affect cost?+

Two separate issues. Slope engineering: usually adds $3,000–$8,000 depending on gradient. Rock excavation: depends on rock type and depth. Light sandstone can sometimes be excavated normally; harder material may require hydraulic rock breaker hire which adds $200–$500 per day. We can usually tell at the site visit if rock is likely from the surface clues and neighbouring builds. If rock is suspected, we may recommend a soil bore test ($600–$1,200) before contract to avoid surprises during the build.

There's a Vegetation Protection Order on my property. What can be removed?+

Logan's vegetation rules vary by overlay type. Some allow clearing of non-significant vegetation within the building envelope; others require separate clearing permits for anything over a specified diameter. We always check the specific overlay and tree categories on your block before quoting. If retention is impossible, we'll either help with the permit application or recommend repositioning the pool. Most cases we can position the pool to retain protected vegetation.

Does Logan have any unusual fee structures I should expect?+
